What is delivered in the $12,500 10-Day Private Site Feasibility Study?
Before committing to a full RIBA/AIA commission—or prior to closing on raw land—our principals audit zoning setbacks, ridge-height limits, solar azimuth, viewsheds, preliminary volumetric massing, and a per-SqFt construction budget range. 100% of the $12,500 fee is credited toward Stage 1 upon proceeding.
FEES & GOVERNANCE
How are full-service architectural & interior fees structured?
Full-scope commissions (architecture, interior millwork, lighting coordination, and RIBA Stages 1–6 site observation) are billed at 13%–15% of hard construction cost, invoiced transparently across five milestone gates.
CAPACITY
What is Atelier Haven's minimum commission scope and annual capacity?
To ensure direct founding-partner authorship on every drawing set and quarry visit, we accept a maximum of 4 new commissions per year, typically ranging from $3.5M penthouses to $25M+ ground-up estates.
LICENSURE
Can Atelier Haven design residences outside Zurich, Los Angeles, and Kyoto?
Yes. Our principals hold RIBA, ARB, AIA, SIA, and JIA credentials and regularly author commissions in Aspen, the Hamptons, London, Mallorca, and Alpine Europe—partnering seamlessly with local geotechnical and structural engineers.
INTERIORS
Do you handle bespoke furniture, millwork, and collectible art curation?
Every architectural commission includes integrated kitchen, bath, wardrobe, and library joinery. Turnkey collectible furniture commissioning, custom textiles, and linen/tableware key-handover curation are available with zero hidden trade markups.
CONFIDENTIALITY
How do you protect client privacy and unpublished private residences?
Over 60% of our built works remain strictly unpublished under perpetual family-office NDAs. Street addresses, parcel numbers, and owner identities are anonymized across internal servers and contractor bid sets.
